For smaller investment properties not requiring onsite maintenance staff, maintenance services will be handled by the Welcome Home Maintenance Department. Our maintenance staff is available twenty-four hours a day, seven days a week to handle any emergency. In addition, vendors for plumbing/sewage emergencies, water extractions, etc are available on an on-call basis.
Routine work orders are handled Monday through Friday 8:30am to 5:30pm. The Welcome Home Maintenance Department consists of a Maintenance Superintendent, Maintenance Technicians, Make Ready Technicians, and a Housekeeping/Grounds staff.
Maintenance services are billed at a one hour minimum. Each apartment or rental house will receive a bid for the complete Make Ready, including maintenance repairs, painting, cleaning, and carpet cleaning. Routine building hallway cleaning, grounds keeping, and pool services may be performed on a daily or weekly basis. Weekly housekeeping and grounds services will be on a preset schedule. For properties requiring daily services, a discounted rate will be negotiated with set duties and hours.
For larger properties requiring onsite maintenance staff, this staff will be hired and directed by the Maintenance Superintendent of Welcome Home. Backup and emergency service will be available at all times to the onsite maintenance staff through Welcome Home if the need should arise.
